Activity Levels Up

The activity level on the commercial property front is heating up!  A 160-acre parcel in Robinson Township just went under contract, and several other properties are heading towards accepted offers.

Job Growth

How about some good news!?  The U.S. Bureau of Labor Statistics released a report last week that identified Ottawa County, Michigan (that’s us!) as the top county in the nation (that’s THE NATION!) in terms of percentage job growth for the period of June 2010 to June 2011.  Ottawa County’s job growth for that period was 4.7%, more than one-half of one percent better than the next highest county (Montgomery County, Texas, at 4.1%).

What does this mean?  While real estate values remain low relative to the peak we experienced in 2007 (I’ve been saying for over a year now that commercial real estate is “on sale”), job growth will almost certainly result in increasing commercial real estate values.  While no one is predicting that we will quickly recapture the 30% or so we lost since late 2007, if you’ve been waiting on the sidelines to buy, wait no more.  The real estate sale will not last forever, and the old retail mantra, “Supplies are Limited”, is even more true of real estate.

Think About Your Competition

I was showing properties to a client today.  The client has an existing business, but he is looking to open a new location.  While we were driving around between possible site, he told me he was already aware of and had already researched who he would be competing with if he entered this new market areas.  He was not only looking for a solid building in a good location, but he was also looking for a location where he would either have no competition, or a location where he was willing to go head-to-head with someone already in that market.  The lesson for real estate users is this:  Know your competion - not just who they are, but where they are, and be prepared to take them on!
