Investment Listing
We just listed a 55,000 square foot retail center located in Muskegon for sale. The property is listed at less than $2 Million (only about $35 per square foot). At the current rental rates and occupancy levels, a cash buyer would earn about 9% per year on his investment.

Environmental Issues
We recently helped a business owner acquire a building in Grand Rapids. As is not unusual with existing industrial buildings, there were some environmental issues to contend with, but the Michigan DEQ gave its blessing on the prospective purchaser’s intended use and a plan to eliminate the risk of exposure to the on-site contaminants, and the closing occurred on Monday.

Great Year
As we approach the end of the year we are pleased to report that Capstone has done twice the sales and leasing volume this year as compared to 2011. The market is obviously rebounding, and we are well-positioned in the market, having established ourselves as the go-to commercial real estate team on the Lakeshore. We helped a Lawyer!
We recently closed the sale of a building owned by a woman whose daughter is an experienced and well-respected attorney. Today I received an e-mail from the daughter (lawyer), thanking me for our efforts, and including a very encouraging endorsement. Her message included the following, and I quote: “I honestly didn’t even realize what a relief it was to have help until we started negotiating with [the buyer]. I really can’t express how much I appreciated you being there to help put the deal together and work through the various issues. I shared that with my mother and it is the absolute truth.”
